The Service provides analytical dashboards, statistics, maps and downloadable datasets describing the residential property market in England and Wales. It is built by combining publicly available government datasets — principally HM Land Registry sold-price records and Energy Performance Certificate (EPC) records — and computing derived metrics from them, including averages, medians, price-per-square-foot figures, and geographic aggregations by region, town, borough, market segment, postcode district and sector. The Service relies on open-licensed public data, primarily from government and institutional sources:

Subject to these terms, we grant you a perpetual, worldwide, royalty-free licence to reproduce statistics, charts, figures and extracts obtained from the Service in your own documents, reports, presentations and marketing materials, for commercial or non-commercial purposes, without further permission or fee, provided that you:
The underlying public datasets remain available to you directly from their publishers under their own licences, unaffected by these terms.
The Service republishes and processes third-party data. We do not control, and cannot warrant, the accuracy or completeness of the source records. In particular:
The Service provides statistical information only. It does not provide financial, investment, valuation, legal or tax advice, and nothing on the Service constitutes a recommendation to buy, sell, or value any property.
Property transactions involve significant sums and significant risk. You are strongly advised to conduct your own research and to obtain professional advice — including from a qualified surveyor, valuer, conveyancer or financial adviser as appropriate — before making any decision influenced by information on the Service.

Nothing in these terms excludes or limits liability that cannot be excluded by the law of England and Wales, including liability for death or personal injury caused by negligence, or for fraud.
You must not: attempt to disrupt or overload the Service; probe or test its security other than under written agreement; scrape at volumes materially exceeding normal interactive use (use the published downloads instead); misrepresent outputs as official government statistics; or use address-level data for unsolicited direct marketing to the properties concerned.
Where features require registration or payment, additional terms will be presented at the point of sign-up and take precedence over these terms for those features.
The Service's software, design, branding and the selection/arrangement of its derived dataset are our property. Underlying public data remains subject to its own Crown copyright and licences as described in section 3.
We may modify or withdraw any part of the Service, and may update these terms, at any time. Material changes will be indicated by the version and date at the top of this document. Continued use after a change constitutes acceptance.
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
