Automated Valuation Model

An AVM uses statistical modelling to estimate the market value of a residential property without a physical inspection. By combining sold price data, property attributes, EPC floor area and location characteristics, it produces an instant, evidence-based valuation.

Churchill Spires is building an AVM engine powered by the same Land Registry and EPC dataset that drives these dashboards — giving lenders, investors and agents an on-demand valuation tool calibrated to local market realities.

How the AVM is Built

Comparable Transactions

Recent sold prices for similar properties within the same postcode sector, weighted by recency and property type match.

Price Per Sq Ft Normalisation

EPC floor area data enables £/sq ft benchmarking — adjusting for size differences between the subject and its comparables.

Market Trend Adjustment

3-month rolling price trend applied to comparable sales to reflect current market conditions rather than stale data.

EPC & Attribute Weighting

Energy rating, tenure (freehold vs leasehold) and new build status each carry statistically derived price adjustments.
