Each sale in HM Land Registry's Price Paid Data is matched to the property's Energy Performance Certificate, which records its floor area. A sale's £ per square foot is its price divided by that area. The headline is the median of those values across every sale in The City (EC2–EC4), London in July to September 2026, so a few unusual sales cannot move it. The year-on-year change compares it with the same three months a year earlier and is withheld where either window has fewer than 30 sales with a floor area.
Sales counted: freehold and leasehold flats, terraced, semi-detached and detached houses sold at full market value (Land Registry category A). The full method, with the filters a third party needs to reproduce every number from the public file, is in the User Guide & Methodology.
