Each sale in HM Land Registry's Price Paid Data is matched to the property's Energy Performance Certificate, which records its floor area. A sale's £ per square foot is its price divided by that area. The headline is the median of those values across every sale in Mid-Town, London in July to September 2026, so a few unusual sales cannot move it. The year-on-year change compares it with the same three months a year earlier and is withheld where either window has fewer than 30 sales with a floor area.
Sales counted: freehold and leasehold flats, terraced, semi-detached and detached houses sold at full market value (Land Registry category A). The full method, with the filters a third party needs to reproduce every number from the public file, is in the User Guide & Methodology.
